Level 1

A RICS Level 1 Condition Report is a basic and concise assessment of a property's overall condition. Highlighting any significant risks, defects or legal issues without extensive detail, it is ideal for modern or conventional homes in good condition. 
 
Particularly useful if you are looking to conduct an ‘MOT’ health check of your property prior to selling, as it will confirm if you need to consider any further matters in more detail that a prospective buyer's survey may pick up on at a later stage.
 
A RICS independent valuation of the property is not included in this report.
 
Suitable For What Type Of Property?

The Condition Report should be used for a modern property typically built post 1990’s to present day from common building materials and in reasonably good condition.

RICS Home Survey

Level 2

A RICS Level 2 Home Survey Report is a detailed assessment of a property’s condition which highlights defects, maintenance and potential costly repairs, being suitable for most residential properties in reasonable condition. 
 
This service is specifically designed for lay clients who are seeking a professional opinion at an economical price. The focus is on assessing the general condition of the main elements of a property and identifying issues that may affect its future resale.
 
The surveyor will also carry out a full visual surface level examination of the services where accessible.
 
There is the option to include a RICS independent valuation of the property in the report.
 
Suitable For What Type Of Property?
 
The Home Survey report should be used for properties built typically less than 100 years ago, however the surveyor can make an assessment on individual properties.

RICS Building Survey

Level 3

A RICS Level 3 Building Survey is the most comprehensive report and provides you with an in-depth analysis of the property’s condition including advice on defects, repairs and maintenance options.

This service includes a diagnosis of defects, detailed advice on repairs and maintenance, a full description of the condition and construction of each element of the property and a section on energy efficiency.

Altogether this gives an overall assessment including an overall opinion and a summary of condition ratings, repairs and suggested further investigations.

A Building Survey does not include a valuation, but the surveyor will be able to provide this as a separate service alongside the survey report.

Suitable For What Type Of Property?

The Building Survey is designed for larger, older, or unique properties and those in obvious disrepair. This survey offers an extensive inspection of the property condition and gives detailed information about the structure and fabric of the property. It includes a description of visible defects and potential problems caused by hidden flaws and an outline of repair options.
